Fair Housing
RE/MAX AllStars Realty adheres strictly to all requirements of the Fair Housing Laws. We do not discriminate against any applicant for any reasons of race, creed, national origin, sex, age, marital status, or physical or mental disability.
Applicant & Application Fees
Each person 18 years of age or older must completely fill out and sign an application and Applications must be accompanied by a processing fee to be considered. There will be a $50.00 application fee for each applicant. Without this fee, your application is considered incomplete and will not be processed. Each Adult, 18+ MUST fill out an application. Application fees are Non-Refundable.
Credit and Income Criteria
RE/MAX AllStars Realty will obtain a credit report and background check. Residence household income should be 3x the monthly rent. Open collections, low credit scores, lack of rental and/or credit history can be cause for denied applications, and/or may require additional security deposit. Self-employed applicants must provide most recent tax return and three month's bank statements. Proof of earnings from social security, child support, alimony or spousal support must be documented. Unverifiable income will NOT be considered.
Pets
Please note: not all properties allow pets. Generally, when pets are allowed there are weight limits, number limits, and most often the following dog breeds are not allowed: Rottweilers, Dobermans or any dog known as "pit bull" (also known as American Staffordshire Terrier, American Bulldog, American Pit-bull Terrier, etc). Additional non-refundable pet fees and additional rent may be required.
Approval and Move-In Conditions
RE/MAX AllStars Realty will continue to advertise and consider other applications for the subject property until the following has been provided:
- Application(s) have been paid for, completely verified and approved.
- All Applicants have provided two (2) forms of Photo I.D and a copy of their Social Security Card(s) or T.I.N. Card(s)
- Security Deposit has been received.
- A rental agreement has been signed.

When we enter your property into the Steller Multiple Listing Service (MLS), over 80,000 Realtors can see your home. We also post your listing online to all the major portals, with photos, maps, and relevant property details.

Thorough tenant screening is critical to a landlord’s success and we do a number of things to screen tenants.
- Residential verification, we talk to past landlords
- Run credit/backround reports to get an accurate financial picture and evaluate a tenant’s ability to meet their obligations.
- Employment and income verification is also an important part of our screening process. We contact employers to verify employment and income.
We handle all the necessary paperwork associated with the leasing of your property and ensure compliance with applicable local, state and federal laws. Our lease is attorney drawn and is updated and reviewed by an attorney regularly. We enforce all the terms of the lease including timely rent collection and the tenant's responsibilities to maintain the property.
We work with skilled tradesmen and suppliers available to service your property's needs. With our purchasing power we get high quality service at reasonable rates. Our Vendors are loyal, trustworthy, and quick to respond. All receipts for services are provided with the owner’s statements. Emailed Communication updates of repairs and maintenance.
Financials,Reporting & Technology
Detailed accounting for all income and expenses for your property is provided on a monthly basis. The timely disbursement of funds to owners is a high priority. We utilize the industry's most advanced property management and accounting program to accomplish this. This program also allows owners to access the system online and obtain property information through the online Owner Portal. Copies of all lease documents, accounting statements, work orders, receipts, and vendor invoices are stored and available for viewing in the Owner Portal at any time. At the end of the year we supply owners with annual statements categorizing all income and expenses for the property and a 1099-MISC for tax purposes.
